Lakewood Pointe New Development Approved

The rezoning of over 40 acres, from open rural, where agricultural and residential single-family are allowed, to planned unit development, which is a type of zoning made for a specific project has been approved by the St Johns County Commissioners. The land sits on State Road 206 between A1A to US 1 South. The proposed development will be called Lakewood Pointe. The subdivision will include 78 single-family homes and is slated to begin this year.

Several concerned citizens spoke against the rezoning, citing traffic concerns as well as their concern for the environmental impact.
Jane West, an attorney representing the South Anastasia Communities Association, also spoke against the project. West stated that keeping the present zoning would be appropriate for the existing infrastructure and would be in the best interest for taxpayers.

State Road 206 is known as a main artery for the beach. The Crescent Beach ramp sits to the south of the 206 bridge. On a  summer weekend, those traveling to the beach on 206 are guaranteed a long wait. When visitors reach the A1A stoplight, the traffic is usually backed up to the middle of the bridge.

The commission approved the rezoning and the project is moving forward with a few concessions including addressing proper drainage and requiring organic pesticides and fertilizer to be used in the development.
